About Us

Welcome to first tuesday, the California real estate educators.

Since 1977, first tuesday has been approved by the DRE to provide quality California real estate licensing and renewal courses. All of our renewal course materials, and the licensing course materials for Real Estate Practice, Real Estate Finance, Real Estate Property Management, and Legal Aspects of Real Estate, are written and constantly updated by first tuesday's full-time staff of researchers and writers.

The first tuesday Journal, a tradition in the real estate community since 1978, is now available online. How first tuesday Courses Work

1. Choose the statutory licensing or renewal course package of your choice.

2. Choose a delivery method, 3-in-1 or online only. The 3-in-1 delivery option gets you the study materials in print, online, and on CD-ROM. The online only delivery option gets you the study materials online only (no printed materials or CD-ROM). We will provide you with the study materials (reading materials and quizzes) and you will study at your own pace.

Note: There is no online only option for statutory licensing courses. Also, if you choose the online only delivery method and later wish to have the printed materials and CD-ROM sent to you, you will be charged $9.50 per book in your renewal package.

3. Read all of your course materials.

4. Take the optional quizzes.

5. Meet the minimum DRE-required study period for your course.

6. Take your final exam(s) in one of two ways:

  • To take the exam(s) online, go to www.firsttuesday.us. Enter your Login # noted on your invoice (either your DRE license number or a T-number we assigned you) to access your Exam Homepage.
  • To take the exam(s) on paper, please mail, fax, or phone in your Request to Take the Final Exam. We will send your exam(s) to a Test Administrator who will monitor your exam(s).

7. Receive your Certificate(s) of Completion. If you took your exam(s) online, you can print an original Certificate of Completion from your Exam Homepage. If you took your exam(s) on paper, we will fax, email, or mail you your Certificate.

8. Use your Certificate(s) of Completion to fill out the appropriate DRE forms to obtain or renew your license.

Statutory Licensing Courses

Statutory licensing courses are taken to obtain a sales agent license, a broker license, or to satisfy the 18-month educational requirements for sales agents who hold a conditional license. Final exams for these courses may be completed online or on paper with a Test Administrator. Students who fail the final exam for these courses may re-take the final exam at no additional charge.

To enroll in the three statutory licensing courses necessary to obtain a sales agent license, the fee is $149.00. Click here to enroll.

To enroll in the two statutory licensing courses necessary to remove the condition on a sales agent license, the fee is $99.00. Click here to enroll.

To enroll in the five statutory licensing courses necessary to obtain a broker license if already licensed as a sales agent, the fee is $249. To enroll in the eight statutory licensing courses necessary to obtain a broker license without first being licensed as a sales agent, the fee is $399. Click here to enroll.

The final exam for each statutory licensing course is open book and consists of 100 multiple-choice (MC) questions. The time allotted is 2 hours, 30 minutes. The minimum passing grade is 60%.

The eight statutory licensing courses first tuesday offers are:

  1. Real Estate Principles (by Walt Huber)
    • mandatory for a sales agent license
    • designed to give the student a solid introduction to all of the pertinent aspects of owning and transferring real estate. Topics include estates, title, encumbrances, agency, contracts, escrow, finance, appraisals, government controls and licensing.
  1. Real Estate Practice (by first tuesday)
    • mandatory for the sales agent and broker license
    • designed to cover topics such as the use of forms to make disclosures, present analyses, or to enter into any agreement on any aspect of real estate related transactions.
  1. Legal Aspects of Real Estate (by first tuesday)
    • mandatory for a broker license
    • designed to give the student a solid background in real estate law. Topics include the ownership and conveyancing of estates and licenses held in real estate, vestings, water rights, easements, and adjacent owner disputes.
  1. Real Estate Finance (by first tuesday)
    • mandatory for a broker license
    • designed to allow the student to discover what every well-informed licensee knows about private lending and carryback sales. Topics include the types of notes and trust deeds, their provisions, seller financing, the foreclosure process, and related tax aspects.
  1. Real Estate Property Management (by first tuesday)
    • an elective
    • designed to provide the student with the opportunity to learn the detailed and exacting rules of leasing and renting residential and nonresidential income properties through examples of daily landlord/tenant situations.
  1. Escrows (by Walt Huber)
    • an elective
    • A complete introductory course designed for teaching basic escrow theory. Topics include an overview of escrow, basic escrow processes, exchange escrows, note and trust deed escrows, and the laws, regulations and sale of a business. Thorough examples of escrow transactions are included!
  1. Real Estate Appraisal (by Walt Huber)
    • mandatory for a broker license
    • designed to include information regarding appraisal theory and practice, valuation, computer access to online data, and establishing an opinion of value for the property.
  1. Real Estate Economics (by Dennis J. Mckenzie)
    • mandatory for a broker license
    • designed to allow students to become familiar with land-use patterns, supply and demand factors, forces driving the housing sector, business cycle influences on nonresidential income properties, and cyclical national, regional, and local economics
Renewal Courses

First-time renewal courses for sales agents with license expiring PRIOR to 10/01/11
Enrollment in the AFTER package provides sales agents whose license expires prior to 10/01/11, and are renewing for the first time with all the CE hours they need. * Students may enroll in all five courses or in any individual three-hour course.

*Sales agents whose license expires on or after 10/01/11 need 45 hours of continuing education (CE); see below.

The fee to enroll in the AFTER package is $39.50. Click here to enroll.

The AFTER package, by first tuesday, includes three hours in Agency, three hours in Fair Housing, three hours in Trust Funds, three hours in Ethics, and three hours in Risk Management, for a total of 15 CE hours.

The final exam is open book and consists of 25 true/false (T/F) questions for each subject, for a total of 125 questions. The time allotted is 25 minutes for each subject, for a total of 2 hours, 5 minutes. The minimum passing grade is 70%.

Renewal courses for brokers and sales agents who need 45 CE hours
All brokers need 45 hours of CE to renew their licenses for another 4 years. Sales agents whose license expires before 10/01/11 and are renewing for the first time need 15 hours of AFTER courses. All other sales agents need 45 hours of CE.

first tuesday offers 8 different 45-hour packages. Each 45-hour package includes a total of 30 hours in the category of Consumer Protection (CP), and three hours each in the categories of Agency, Fair Housing, Trust Funds, Ethics, and Risk Management, for a total of 45 hours of CE, all written by first tuesday.

Simply choose one package with the topic you are interested in.

To enroll in the 45-hour Package 104, the fee is $59.50 ($49.75 for online only). To enroll in the 45-hour Packages 203, 304, 405, 504, 603, 702, or 802, the fee is $69.50 ($57.75 for online only). Click here to enroll.

The final exam is open book and broken into three sections. Each section covers 15 CE hours' worth of material. You may only test on one section per any 24-hour period. The sections must be completed and passed in order. The minimum passing grade is 70%.

The eight 45-hour packages first tuesday offers are:

  • Package #104: Real Estate Matters (30 hours in CP) and AFTER (15 hours in AFTER)
    • designed to provide you with a diverse selection of real estate topics updating you on current issues. This course will increase your ability to get the results you expect in any real estate transaction.
      • Final Exam Section 1 = Real Estate Matters: 35 true/false (T/F) and multiple-choice (MC) questions. Time allotted: 42 minutes
      • Final Exam Section 2 = Real Estate Matters: 35 T/F and MC questions. Time allotted: 40 minutes
      • Final Exam Section 3 = AFTER: 125 T/F questions. Time allotted: 2 hours, 5 minutes
  • Package #203: Buying Homes in Foreclosure (15 hours in CP), Creating Carryback Financing (15 hours in CP), and AFTER (15 hours in AFTER)
    • designed to show you how to properly document and advise an investor on the purchase of seller-occupied, one-to-four unit residential property in foreclosure and to allow you to explore the correct structure for a seller's extension of credit to a buyer on any type of property, based on the financial, legal, and tax aspects of carrying paper.
      • Final Exam Section 1 = Buying Homes in Foreclosure: 45 T/F questions. Time allotted: 45 minutes
      • Final Exam Section 2 = Creating Carryback Financing: 45 T/F questions. Time allotted: 45 minutes
      • Final Exam Section 3 = AFTER: 125 T/F questions. Time allotted: 2 hours, 5 minutes
  • Package #304: Buying Homes in Foreclosure (15 hours in CP), Forming Real Estate Syndicates (15 hours in CP), and AFTER (15 hours in AFTER)
    • designed to show you how to properly document and advise an investor on the purchase of seller-occupied, one-to-four unit residential property in foreclosure and to demonstrate how to create investment groups to control large income properties with the LLC liability shield for all participants and at the same time build your estate and accumulate wealth as a real estate syndicator.
      • Final Exam Section 1 = Buying Homes in Foreclosure: 45 T/F questions. Time allotted: 45 minutes
      • Final Exam Section 2 = Forming Real Estate Syndicates: 45 T/F and MC questions. Time allotted: 54 minutes
      • Final Exam Section 3 = AFTER: 125 T/F questions. Time allotted: 2 hours, 5 minutes
  • Package #405: Tax Benefits of Ownership (30 hours in CP) and AFTER (15 hours in AFTER)
    • designed to provide you with the impressive ability to advise clients about the current tax rules on any sales transaction to help reduce their taxes and help you build a better client base.
      • Final Exam Section 1 = Tax Benefits of Ownership: 35 T/F questions. Time allotted: 35 minutes
      • Final Exam Section 2 = Tax Benefits of Ownership: 35 T/F questions. Time allotted: 35 minutes
      • Final Exam Section 3 = AFTER: 125 T/F questions. Time allotted: 2 hours, 5 minutes
  • Package #504: The §1031 Reinvestment Plan (30 hours in CP), and AFTER (15 hours in AFTER)
    • designed to give you the confidence needed to work with an investor at any stage of a §1031 reinvestment plan, whether it is a sale or a concurrent or delayed exchange.
      • Final Exam Section 1 = The §1031 Reinvestment Plan: 35 T/F and MC questions. Time allotted: 41 minutes
      • Final Exam Section 2 = The §1031 Reinvestment Plan: 35 T/F and MC questions. Time allotted: 39 minutes
      • Final Exam Section 3 = AFTER: 125 T/F questions. Time allotted: 2 hours, 5 minutes
  • Package #603: Landlords, Tenants and Property Management (30 hours in CP) and AFTER (15 hours in AFTER)
    • designed to teach you to be competent in handling all aspects of residential and nonresidential landlord/tenant law.
      • Final Exam Section 1 = Landlords, Tenants and Property Management: 35 T/F questions. Time allotted: 35 minutes
      • Final Exam Section 2 = Landlords, Tenants and Property Management: 35 T/F questions. Time allotted: 35 minutes
      • Final Exam Section 3 = AFTER: 125 T/F questions. Time allotted: 2 hours, 5 minutes
  • Package #702: Creating Carryback Financing (15 hours in CP), Forming Real Estate Syndicates (15 hours in CP), and AFTER (15 hours in AFTER)

    • designed to teach you how to use the correct forms to make disclosures, and how licensees fulfill their due diligence obligations owed to their clients.
    • Final Exam Section 1 = Due Diligence and Disclosures: 35 MC questions. Time allotted: 53 minutes
    • Final Exam Section 2 = Due Diligence and Disclosures: 35 MC questions. Time allotted: 53 minutes
    • Final Exam Section 3 = AFTER: 125 T/F questions. Time allotted: 2 hours, 5 minutes
Minimum Study Periods

Each statutory licensing course and renewal package has a minimum study time that must be met before you can take the final exam. The following minimum DRE study time requirements must be met:

Note: If you are enrolled in multiple statutory licensing courses, you may take any one exam after 18 days. If you would rather take the final exam for all of the courses you are enrolled in on the same day, you must be enrolled in all the courses for the minimum enrollment period that corresponds to the number of courses you are enrolled in (see chart above). For example, if you are enrolled in three courses and would like to take the final exams for all three courses on the same day, you must meet the minimum enrollment period of 54 days (or 7 weeks, 5 days).

Note: After meeting the 3-day study period requirement if you are enrolled only in the AFTER package, you may take all five of the subject exams in one sitting, if you wish. Therefore, the soonest you could receive your Certificate(s) of Completion would be on the 4th day after your enrollment. After meeting the 6-day study period requirement if you are enrolled in a 45-hour package, you can only take one section of the exam on day 7, the next section on day 8, and the third section on day 9. Therefore, the soonest you could receive your Certificate of Completion would be on the 9th day after your enrollment.

Final Exams

To complete a statutory licensing course or renewal package, you must pass a final examination.
The DRE requires the final exam to be administered under the supervision of a Test Administrator, unless you take the exam online. Online final exams are available for all of our courses.

You may select the Test Administrator. However, the Test Administrator cannot be a relative (either by blood, marriage, or domestic partnership), a co-worker (your broker is a co-worker), or anyone who has a relationship with you that would influence that person from properly administering the final exam.

Note: You must show your Test Administrator a government-issued, picture ID prior to sitting for your exam. You will be allowed the use of a non-programmable calculator during the text as necessary. Final exams will not be faxed or mailed directly to the student under any circumstances.

The Test Administrator is responsible for mailing the original final exam packet, which includes the final exam, answer sheet(s), and Certificate of Test Administrator, back to us.

When we receive the paper final exam packet from your Test Administrator, we will grade your exam within one business day. The Certificate of Completion will be mailed directly to you. We will be happy to fax a copy of the Certificate before we mail it if you provide your return fax number. You also have access to the Certificate online to print out yourself.

For students taking the exam online, your final exam is scored instantly. On successfully passing the exam, you will be able to print out your Certificate of Completion immediately. You can also log in at any later date to print out a copy of your Certificate, but you will not have further access to the final exam itself.

Enrollment Period and Re-enrollment Fees

You have one year to complete the final exam(s) following your date of enrollment. If the final exam(s) are not completed within one year, you will need to re-enroll. The re-enrollment fee (if we do not need to resend you study materials) is $25 for AFTER, $35 for Package 104, and $45 for Packages 203, 304, 405, 504, 603, 702, or 802. The re-enrollment fee for any statutory licensing course is $25 each. If we have to resend you course materials for any reason, including a change in edition, the re-enrollment price will change. Refund Policy

A full refund of the amount you paid as a fee for a statutory licensing course or a renewal package will be issued, no questions asked, when requested prior to taking the final exam and within your one-year enrollment period. If you want to substitute courses, we will send you a different course of your choice free of charge and the books you received previously are yours to keep.

Course and Instructor Evaluation

An online course evaluation is available on the DRE's website at www.dre.ca.gov. Students may evaluate the course, course content, and instructor by filling out DRE Form 318A.
